Multifamily investors and residential borrowers each get focused attention and program depth. Different audiences, same lender.
Multifamily Financing
For investors buying, refinancing, or repositioning apartment properties. We work across agency, bank, bridge, and DSCR programs to place each deal where the structure actually fits, whether that’s a long-term Fannie Mae takeout, a relationship loan from a community bank, or a value-add bridge with a defined exit.
- Fannie Mae Agency Loans
- Freddie Mac Agency Loans
- Bank & Credit Union Portfolio Loans
- Bridge & Value-Add Financing
- DSCR Loans
Residential Mortgages
For homebuyers, homeowners, and 1 to 4 unit investors. We place the full range of programs (conventional, government-backed, jumbo, and non-QM) across multiple wholesale lenders. The right combination of rate, term, and qualifying flexibility depends on the borrower; we know where to find it.
- FHA, VA, and USDA Loans
- Conventional & Jumbo Loans
- Bank Statement & DSCR Loans
- Construction & Renovation Loans
- HELOC
Why work with a broker
Most borrowers don’t realize how much variance there is in mortgage pricing and qualifying between lenders. The same deal (same property, same borrower, same documentation) can be priced differently by five different lenders, with different products, different rate sheets, and different underwriting boxes. A direct lender places its one product; a broker shops the deal across many.
Kennedy Mortgage works through a wholesale lender network. When one lender’s rate is sharp, we route there. When another lender is the only one that fits a specific qualifying scenario, such as a self-employed borrower whose tax returns understate income, a multifamily property mid-lease-up, or an ITIN applicant, we route there instead. The relationship with the borrower stays with us; the lender placement is whatever serves the deal.
Twenty-plus years of lending and real estate services experience means knowing which lender is competitive on which product, which underwriters move quickly, and what each lender’s actual approval threshold is, not the marketing version. That knowledge is the work.
